CENTURY 21 Advanced Realty will not accept properties with listing prices above $200,000 for this program. We believe that such priced properties require traditional full service marketing program with continuous REALTOR® monitoring to be sold. However, CENTURY 21 Advanced will crate a custom program for such properties in consultation with the sellers.
Frequently Asked Questions
Who will be my listing Broker/Agent?
A CENTURY 21 Advanced Realty agent will handle the initial listing paperwork, but will indicate on the MLS that showings and all negotiations are done through the seller directly.
Can I be placed on the MLS for longer than 6 months?
Yes. The REALTOR® can renew your listing for up to one year for an additional fee.
Will anyone want to show my home if I’m not paying a commission?
Chances are that other REALTORS® will not show your listing unless you’re willing to offer them a commission. CENTURY 21 Advanced realizes hat the real estate market today is always changing. The buyer’s agent will normally want 3 to 3.5% if they bring a buyer. We suggest the seller keep an open mind about paying a commission to a buy representative.
Do I need to provide a Home Protection Warranty?
Many agents and buyers ask for a protection warranty to purchase your property as a matter of practice. Generally most 1st time homebuyers want them. Extended warranties are becoming more and more popular in these major purchases. CENTURY 21 Advanced offers the option to either the buyer or seller. The cost is between $350.00 and 375.00 per year. The buyer and seller can negotiate to pay part of all of the cost of the protection. Home warranty protections are not offered to the general public and are available only through licensed brokerages.
Why would a real estate agent want to list my home if they’re not going to receive a commission when it sells?
REALTOR® agents in our brokerage provide services for a flat fee for two reasons –Volume and more exposure for their name. Furthermore, if our agent lists your home in this program and brings a buyer to the agent may negotiate or receive a commission from the buyer, to handle the transaction.
What happens when potential buyers call regarding my property? Will they receive information from the listing agent or should I expect to handle all showings and calls for information?
You stay in control of showings, buyer inquiries and all negotiations. Our office will route all calls and information that we receive directly to the seller. Our agents can assist you with paperwork, and buy inquiries.
How many photos can I list on the MLS?
All MLS Listings can have up to 10 pictures. For an additional fee of $5.00 per picture after the first on, property pictures can be provided by CENTURY 21 Advanced Realty or they can be done by the seller at their expense.
Does the buyer’s agent assist with the offer paperwork?
In most cases, no. Buyer’s agents do not represent the seller in any way. The law sates, however, that agents must be fair to all parties in a transaction.
How many forms do I have to fillout to get my property listed on the MLS?
Agency disclosure-Outlines the relationship between consumer (as seller) and licensed brokerage (as agent for seller).
Uniform listing agreement-This agreement specifies the terms and conditions of relation between the seller and the REALTOR®.
MLS Listing Form-This form lists your property information and is sent to the MLS staff.
Lead Based Paint Disclosure Forms & Seller Disclosure Forms-Allows buyers to be aware of property condition, including presence of lead paint.
What happens of my property does not sell within the listing period?
You can withdraw your property for sale. Your CENTURY 21 Advanced REALTOR® can renew your listing for an additional period for an additional fee. You can apply your paid in fees to a traditional listing agreement. Or you can choose another REALTOR® program.
Great! Now you have an offer! What do you do now?
First, all offers should be in writing, hopefully on a GKAR Purchase Agreement that contains all of the terms and conditions for the offer and its acceptance or rejection. Second, you should get an earnest money deposit for which you must give a receipt. The deposit for a home listed for less than $100,000 should be between $500 to $1,000. A home listed for more than $100,000 should have a minimum of $1,000 in earnest money deposit. Third, the earnest money deposit provided by buyers not represented by an agent may be refunded to the purchaser in certain circumstances. Buyers represented by an agent will have proof of an earnest money deposit having been paid to them or their brokerage. You should also get some kind of proof that the buyer is financially able to purchase your property. This can be in the form of a letter of pre approval from a lender whose name and telephone number should be made available to you; and if it sa cash offer you should be able to verify the amount of cash available to purchase the home at the time of the transaction.
Buyers represented by agents will have all the necessary paperwork. Buyers not represented by agents will have to be provided with paperwork and directions to the next step, the closing. Your job as the seller after you have accepted the offer and worked out the details of possession is to order the title work and any inspections that you are required to perform and any other repairs or paperwork, such as a survey, which you have agreed to provide your buyers.
With your buyer you set a date for the closing, which can be done at a title office, at a brokerage office or an attorney’s office. At the closing all of the necessary paperwork is reviewed, settled, and money is exchanged for the deed and the keys.

$99.00 for 99 Days on the MLS System
CENTURY 21 Advanced Realty will enter your property into the Multiple Listing Service (MLS) for 99 days for $99.
This fee covers our costs in gathering listing information, placing it into the MLS system, and monitoring responses which we will pass on to you on a weekly basis until the property sells or the 99 days MLS listing expires. Payment is due to CENTURY 21 Advanced Realty when the listing is entered into the MLS. The seller is responsible for notifying their contact agent at CENTURY 21 Advanced Realty of all offers so that we may make the appropriate status changes in the MLS system. The seller may continue for another 99 days for an additional $99.00 payment to CENTURY 21 Advanced Realty, convert to another of our FSBO programs, or to a traditional formal listing contract with us.
